What is a measurement or floorplan service?

A floorplan service is just what it sounds like: Based on your needs, an appraiser will measure your house's dimensions and square footage, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a form that can be used to prove the precise Gross Living Area (GLA), the sum of all livable space, of your home. These services are useful and sometimes necessary when challenging property taxes or selling a property.

How do home measurement services work?

During a measurement or floorplan service, an appraiser takes measurements of the home or property with a measuring tool — either a tape measure or laser measuring device. As they move around the house, they note the layout of the rooms and other features, like closets, entryways, and pantries. They might sketch out the property. Then, the appraiser types up a report and detailed floorplan showing the total living area and the general layout of the home. The final product is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When are measurement services necessary?

Real estate taxes

Property tax records frequently reflect the wrong area of a property because the values can come from various sources, and sometimes go unproven — which means you may be paying for more square footage than you actually own! Unless an appraiser has recently performed a valuation on your property (after any updating that may have affected square footage), you'll need one to perform a measurement service before attempting to challenge your taxes. An appraiser verifies an accurate Gross Living Area (GLA) of your property so your taxes can reflect the actual square footage — and you can stop overpaying.

Selling a property

A measurement service will ensure that you're paid a fair price for your house. Square footage is one of the biggest elements potential buyers look for when purchasing a home — but since these values are often approximated rather than properly measured, your property listing might reflect less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA not only reduces the selling price of your property, but possibly even the number of interested buyers. The only reliable method of using a definitive GLA when listing your home or property is to reference a previous appraisal or home measurement service executed by an appraiser (after any updating that might have affected square footage).

For real estate professionals

To ensure that your client's home closes at a price that accurately reflects market value, we recommend asking for a measurement of the property. Your clients, and potential buyers, will be grateful for your thoroughness, and you can rest assured knowing the GLA on your client's listing is a true representation of their home. A floorplan can also be a great marketing tactic for attracting potential buyers since they can review the layout and characteristics of the house before and after a walkthrough.
